LAD 6.0 PRICING OF HOUSE LOTS
The following criteria shall apply for fixing of prices for house lots for Low Income wage earners.
- $58,000.00 per lot
Applicable to qualified persons earning a gross salary of less than $29,999.00 per month.
- $90,000.00 per lot
Applicable to qualified persons earning a gross salary of Thirty thousand dollars $30,000.00 –$59,999 per month.
In determining the income level, earnings of Husband / Wife and any other contributions shall be considered in computing the household income. As far as possible current payslips shall be other sources of income levels.
Self-employed persons must present their National Insurance Registration Cards and the contribution level, which shall be used to determine the income level of that person.
6.2 HINTERLAND HOUSING SCHEMES
These are classified to cover the following areas:
Kwakwani Lethem Port Kaituma
Madhia Mabaruma Linden
Or any other area as designated by the Central Housing & Planning Authority. Against the considerations of the urgency of growth, depression, etc. a fee of fifty eight thousand dollars ($58,000.00) per lot regardless of the size of the lots shall apply.
6.3 PRICING MIDDLE INCOME LOTS
Varying price levels exist within this category, these are:
Lots costing $500,000.00
Lots costing $700,000.00
Lots costing $1,200.000.00
A retention of these lots with the following criteria being applied in determining the pricing level, due regard to the location, infrastructural works and availability.
6.3.1 Middle Income Lots $500,000.00
These are lots that would not be in excess of four thousand five hundred (4,500) but not less that three thousand five hundred (3,500) squate feet.
It will carry bitumen surfaced roads, water supply and drainage. These lots will be grouped in blocks within the Housing Scheme. The lot cannot be used for residential / Commercial purposes, or for rearing of live-stock etc. It is for residential purposes only.
6.3.2 Middle Income Lots $700,000.00
These are lots that would not be in excess of five thousand (5,000) but not below four thousand five hundred (4,500) square feet. The Scheme will have bitumen surface roads, water supply and drainage. The lots will be en-block. The lot cannot be used for residential / commercial purposes, or for rearing of live-stock etc. It is strictly for residential use.

These lots shall be identified in the design of the Housing Scheme. Its charge may be determined by the CH&PA Board with due regard to the valuation of the Chief Valuation Officer.
These lots when allocated will not permit the sale of any alcoholic beverage on the premises and shall be subject to the issue of the necessary licenses.
6.4.2 Commercial Lots
These lots shall be identified in the design of the Housing Scheme. The cost of the lots shall be at the valuation price set by the Chief Evaluation Officer or any other such sums as determined by the CH&PA Board.
The nature of business must be clearly set out in the application for the lot, which must have the written concurrence of the Town and Country Planning Officer.
Allocation of a Commercial lot will be subject to the grant of the usual licenses.
A Commercial lot cannot be used for residential purposes.
